In general, sales activity is down (number of units sold), however, the sales volume is up . Values have continued to increase although we believe that you will start to see the average increase soften throughout 2022. Prices had increased at above-average annual rates during the pandemic and it would be difficult for the market to sustain additional increases at the same level of increase for a third consecutive year. We will continue to monitor the reported sales throughout the spring market and update you accordingly.
In addition to The Lakelands Association of Realtors data, the only added figure manually calculate is a “12-Month Average Sales Price” posted on the first page of the custom report as this is widely used as a more accurate value in comparison to a “Year to Date Average Price” used in the board report. The year-to-date average can be very inconsistent, especially during the first quarter of a new year.
