The average number of days on market in January was 9 days.

The average list-to-sale ratio in January was 110.1% of the asking price.

A total of 37 sales occurred in the month of January across all housing types.

 

COLLINGWOOD

In the month of January, we saw the average sale price for a detached-freehold home reach $1,031,286.

The average number of days on market in January was 9 days.

The average list-to-sale ratio in January  was 104.9% of the asking price.

A total of 32 sales occurred in the month of January across all housing types.

 

THE BLUE MOUNTAINS

In the month of January, we saw the average sale price for a detached-freehold home reach $1,678,036.

The average number of days on market in January was 9 days.

The average list-to-sale ratio in January was 103.4% of the asking price.

A total of 34 sales occurred in the month of January across all housing types.

CLEARVIEW

In the month of January, we saw the average sale price for a detached-freehold home reach $959,184.

The average number of days on market in January was 9 days.

The average list-to-sale ratio in January was 104.4% of the asking price.

A total of 12 sales occurred in the month of January across all housing types.

 

CONCLUSION

With such low level of inventory, we know that we are still in a sellers’ market. There is absolutely no doubt about that. Wasaga Beach, Collingwood, The Blue Mountains, and Clearview have less than 1 month’s worth of inventory, entering February  2022.

Remember that properly priced supply is still proving to be the most successful driving force behind high multiple offer situations, which translates into high, above ask purchase prices.
