August Market Report

Sales Activity:

Sales Activity (unit sales) and the number of New Inventory (units listed) reported in August were very comparable to the previous month of July in summer 2022. This in particular for Wasaga Beach with exactly 40 unit sales reported in both July and August, and a very close 99 new listings in July and 100 new listings in August.

Collingwood was very comparable as well with exactly 13 unit sales reported in both July and August, and 59 new listings in July and 50 new listings in August.

 

While the number of reported unit sales and new listings remains consistent, notable changes included a lower Sales to List Price Ratio, increased days on market, and decreases in the year-to-date total sales activity and sales volume. Confirming sales are continuing to be completed, they are simply taking a little longer to sell, there is more negotiation taking place on average, and overall there are fewer sales taking place in comparison to last year.

 

Value:

The average sales price in Southern Georgian Bay continues to soften in recent months, however, the year-to-date average sales price in August 2022 for all residential units still remains +16.9% higher than one year ago in August 2021.
