June Market Report

Sales Activity:

In the Month of June 2023, there were a total of 214 residential unit sales reported in Lakelands West (The Blue Mountains, Clearview, Collingwood, Grey Highlands, Meaford, and Wasaga Beach). The number of sold units was directly on par with the previous month (214 Unit Sales in May 2023) and has increased by +62.12% from the same time last year (132 unit sales in June 2022).

The number of reported unit sales in 2023 for Wasaga Beach, Collingwood, and the Town of the Blue Mountains is comparable to 2018 to 2020 (pre-pandemic levels). Whereas Clearview Township and Tiny Township are a little less than usual based on seasonal averages.

Inventory:

The number of new listings in June 2023 (537 new listings) increased by +25% in comparison to June 2022 (431 new listings) in all of Lakelands West areas. And month to month, the number of new listings was comparable (+5.7%) to the previous month of May 2023 with 508 new listings. This confirms both the number of reported unit sales and the number of new listings coming onto the market were very comparable in May and June 2023 (a healthy spring market).
For most local municipalities, the number of “unit sales” versus “new listings” and “active listings” balanced well in June 2023. The absorption rate increased from 20% to 24% on average in Lakelands West as we enter July 2023. There remains a noticeable difference in Wasaga Beach having increased from 13% in February to 40% in June 2023. Wasaga Beach also has the highest absorption rate in Lakelands West at the moment and transitioned from a buyer’s market into a more balanced market throughout the spring months.

Value:

The average sale price year to date in June 2023 for all of Lakelands West was $860,066 for a residential residence (all residential). This value is down -16.11% from June 2022 ($1,025,270), although notably, the average price has increased by +1.65% over the year-to-date average residential price last month in May 2023 ($846,109). In comparison to previous years, the average sales price in June 2023 ($860,066) remains +2.8% higher than June 2021, +44.8% higher than June 2020, and +77% higher than June 2018.

At the end of the second quarter of 2023, there is now enough data in the year-to-date averages that they are a sound reflection of the current market and changes thereof. Interestingly, the average sales price for a detached home in Wasaga Beach based on the month of June ($813,374), year-to-date ($815,721), and 12-month average sale price ($812,304) are all very close (rare to be that close with all three reference data points). Safe to say the average sales price in Wasaga Beach is approximately $815,000 at this time.
