Sales Activity: Sales Activity (unit sales) was down in most of the Southern Georgian Bay municipalities in May 2022 in comparison to last year in May 2021.
Collingwood concluded a productive month for 2022. There was a total of 57 units sold in May 2022. This was the highest number of reported monthly sales in all of 2022 year to date for Collingwood.
Collingwood also reported the highest number of new listings for the town in all of 2021 and 2022 (year-to-date). After months of historically low inventory, this was a contributing factor to the increase in Collingwood unit sales in May 2022.
Wasaga Beach, The Blue Mountains, and Clearview have all increased to a range of 3.2 to 4.5 months of inventory entering June 2022. There is currently 2-3 times the number of homes coming onto the market in comparison to the number of reported firm sales. This ratio is helping find balance in the marketplace and the high month-to-month price increases have diminished.
Value: In Wasaga Beach, Collingwood, and the Blue Mountains the average sales price determined by both “month” and “year-to-date” has decreased from the previous month. However, the 12-month average sales price has concluded that values are simply holding at this time with a moderate increase (as previously projected). Notably, Clearview Township continues to show a month-to-month increase based on the “month”, “year-to-date”, and “12-month” average sale prices.
