July Market Report
At this time, RE/MAX By The Bay Brokerage is pleased to share Real Estate Market Reports for the month of July, 2025. Information is included for the areas of Wasaga Beach, Collingwood, Clearview, Blue Mountains, Meaford, Tiny Township, and Georgian Bay Township.
The provided reports are based on the available information as reported to the PropTx MLS System (Matrix) in Ontario. Percentage differences, in particular in the smaller markets, can be skewed due to so few unit sales in the reported period (for example, in Tiny Township, there had only been 1 reported condominium sale in 2024 and 1 reported condominium sale in 2025 year-to-date. The difference in price between those two individual sales is a significant price adjustment. It is a comparison of those two units, more than a reflection of the market at large).
General Observations:
The month of July might not have been as productive as this year’s peak in May in Wasaga Beach, or June in Collingwood; however, overall, it was a very productive month. In particular, the month of July 2025 well outperformed July 2024, which helped improve the year-to-date difference in the number of unit sales reported. For example, at the end of June 2024, the number of unit sales was down -20% in Wasaga Beach and is now only down -4% at the end of July 2025. And in Collingwood, the number of unit sales increased from already being up +6% year-to-date at the end of June 2025 to now being up +10% at the end of July 2025.
- Clearview 12% (15 reported residential sales in July and a total of 127 listings for sale in July)
- Collingwood 13% (53 reported residential sales in July and a total of 397 listings for sale in July)
- Blue Mountains 7% (23 reported residential sales in July and a total of 337 listings for sale in July)
- Georigan Bay Township 12% (18 reported residential sales in July and a total of 147 listings for sale in July)
- Meaford 6.4% (11 reported residential sales in July and a total of 171 listings for sale in July)
- Tiny Township 8% (21 reported residential sales in July and a total of 269 listings for sale in July)
- Wasaga Beach 12% (59 reported residential sales in July and a total of 504 listings for sale in July)
The market remains a great time for buyers to enter the market based on the available inventory, relatively reasonable interest rates, few competing offers, and the purchaser’s ability to negotiate a fair price, terms, and conditions. For sellers, although prices have been holding (even a slight increase in some markets over this time in 2024), it continues to be a challenging time for the 87% to 93% of homes that do not sell each month, and it requires added time and patience to connect with the right buyer in this market. Statistically, there is unfortunately not a buyer for every property listed at the moment, in particular in above-average price ranges. This can mean fewer showings or added time between showings until the supply and demand find more balance to improve the absorption rate.
